This nice villa, build in 1981, is directly on the large promenade of the famous and much visited holiday-resort Medulin. Only approx 150 m are from the object to the sea. The house can be characterized as highest standard for Croatia. The whole living area is approx 300 m². Those are shared into nine double-rooms, one separate 3-rooms-flat in the ground floor as well one apartment. The furniture of the rooms is very good. Kitchen, living room and bathroom have tiled floors, bedrooms have parquet floors. The house has a approx 60 m² large cellar and has a oil-central-heating. From the extremely nice, 75 m² sized terrace you have a wonderful view to the sea. A place for the own boot is possible. Because of the large living area the house would be ideal as small hotel or family-pension. Enough parkings are available. A bar and a small wine-cellar are part of the house. Such objects so close to the sea and central in such a famous holiday-resort, with beautiful view to the sea are seldom offered. Once a farmworker – and fishing village. Today Medulin is one of the most famous tourist resorts in south-Istria. The coast of Medulin is plane, sandy and rich structured. Especially attractive is the archipelago of Medulin with its ten small islands and the so called „tombolo“, coast-phenomenon (with the mainland connected sandbanks) as well the plump vegetation and its extraordinary mild climate. The town Medulin is 11 km south-east to Pula, on the north-east bay-side of Medulin. The sandy ground, the pine wood on the small half-island south to the town and the relatively convenient access favoured the touristic development. The harbour of Medulin is very plane (0,9-2,5 m) and only accessible for small ships. The protected bay of Medulin is a good opportunity for camping and swimming. Because of that a campingsite was built on the south-east coast of the half-island Kasteja (2 km from Medulin). Istria Istria was always one of the best developed districts on the east Adriatic sea. While Titos era, when Yugoslavia was still one state, about 80% from the western visitors came to this halfisland. Big hotels and campingsites were built there when in Yugoslavia was less tourism. Today Istria is still more famous than Dalmatia or Montenegro. Unfortunately prices for estate are in Istria e.g. for apartements nearly twice as expensive than in Dalmatia. Supply and demand arrange the price. The demand for objects on this halfisland is high because of it`s short distance to Italy. Italian people always tried to get estate there. No suprise. There was a common border for a long time. Parts of Istria were temporary national territory of Italy. Our collegues in Istria are very familar with the real estate business.
